My apartment is a small one bedroom with big double bed for a couple or
a "secret" mezzanine plus a side bedroom if you are two friends instead.

You can self-check-in even very late at night for free.

This is a Self-Check-in apartment.
That means:
1) You’ll get the keys from a box in front of the house. I’ll give you the code.
2) We won't meet personally.
3) I save time / you save money.
4) You can check-in at any time, even in the middle of the night, for free. There’s no late check-in fee.
5) It’s simpler: no need to sms me or call me with expensive roaming charges when you land, worry if you are late or wait for me if I’m late.

It works like this:
- I will send you detailed instructions on how to reach the apartment (it’s easy, not lost in some small alley).
- I will send you a 4-digit code and you will go to the apartment alone, insert the code in the key box, get the key and enter the apartment.
- I will always be available in case you need help during check-in: I’m in Venice, so there is no risk to be stuck outside.
- In the apartment you will find all you need and the detailed instructions for everything.


1) What if the code doesn’t work?
It works all the time but in case just contact me and I’ll help you on the phone and come personally there if needed, I live 15 minutes away.
I won’t charge you for that.

2) How can I contact you if I’m stuck in front of the door?
You can call me or, if you prefer to avoid roaming charges, connect to my internet wifi from outside the door (then use WhatsApp or whatever you prefer).

3) What if something does not work in the apartment?
I will be available during your stay for anything you may need, for free.

4) Can I check-in early or check-out late?
It depends on availability so please ask me. Self-Check-in allows you to check-IN LATE anytime.

5) Will you be there at check-out?
Usually not. You may meet the cleaning lady but this depends too. Basically you may not see anyone before, during and after your stay.

Small apartment with high ceilings.
Please note that the small bedroom with the single bed is not completely separated from the main bedroom: there is no door and you need to pass via the main bedroom to get there.
Also from the mezzanine you can see the small bedroom.
So it's basically great for a couple or two friends who want some privacy but not too much.
The bathroom is the weak point of the apartment: small, with a window and the shower and the toilet are on the same side, not separated by the curtain, so the toilet gets wet when you shower.

These are the exact sizes of the mattresses:
1 double bed: 200x170 cm
1 single bed: 180x80 cm

After taking pictures I added:
- a new microwave/grill
- a moka coffee for 2
- a filtered coffee machine
- a toaster
the whole apartment and the court (the court is shared with other neighbors).

I live a few minutes walk away and will be available all time

Well equipped kitchen with window.

One small bathroom with washing machine and no window. The toilet is located inside the shower area.

One spacious double bedroom with windows and wardrobe room.

Free wifi broadband internet, with router in the room.

There is no air conditioner.
The house is fresh even in the warmest days of summer due to very thick walls. There are a portable tower fan and a dehumidifier.

Tourist Tax: a tourist tax of 1,5 € per person per night will be applied and cashed locally.
It's to be paid for max 5 days (if you stay 6 or more nights you still pay 5 nights).
January is cheaper: 1 € instead of 1,5 €.
Children under 10 years old don't pay.

The house is fresh even in the warmest days of summer due to very thick walls. There is also a portable air conditioning unit in case you wish some extra fresh air.

The apartment is great for people who have problems with stairs, as it's a ground floor.
But in the winter months due to the Acqua Alta (high tide) there is a bulkhead in front of the door to stop the water from entering: this makes it a bit hard to enter and exit if you can't lift your leg well.
It's a bit like entering or exiting a boat.

In case you get a water taxi you can be dropped off right at the court, 10 meters from the apartment door.

The court is shared with some other residents. Feel free to spend time there but please keep quiet anytime.
Also, be careful if you decide to explore the access to the canal: it's slippery!

1) There has been no smoking or pets in the unit? (I have bad allergies to them)
There have never been pets and smoke is not permitted. It's ok to smoke in the court.

2) Is the bed soft, medium or firm?
I'd define the bed as medium/hard, it's very comfortable and large. See reviews where Trishann says "the king size bed was incredibly comfortable!!!".

3) Can I check-out early?
Yes, anytime, just leave the keys on the table and shut the door.

4) Is there a possibility to use thé kitchen ? Or is it Just a room with bathroom ?
There's a kitchen with a microwave oven/grill. It's complete with all, fridge, pots/pans etc..The only missing thing is a real oven.

5) Thank you for pre-approving. I will book tomorrow. Can you keep it blocked for me?
No :( I'm really sorry but I have Instant Booking activated which means I don't have control on who books.
The Pre-approve in Airbnb locks the price for 24 hours, but not the dates.

6) Can I park close to the apartment?
No. This is SPAAARTA!!!!. Actually, worse, it's VEENICE!!!! :)
There are NO CARS in Venice (it's 50% of its charme, actually).
You can park in Piazzale Roma (12 minutes walk away) for about 30 € a day or Tronchetto (for about 21 € a day, 1 € and 5 minutes transport away from Piazzale Roma) or in Mestre (15 minutes, 1,5 € transport away), and then catch a bus/train/tram for about half of that. I can also suggest you some free, unguarded, places to park in Mestre.
Unless money is not an issue, Mestre is a MUCH better option for your parking need, it's easy to reach from Venice.

From Campo San Giacomo dell'Orio take Calle Del Tintor and a few meters ahead you will see on the right ""Pizzeria ae Oche"", take the first right before the bridge: you will see a small unlocked gate, open it and it's the first door on the right.

The apartment is located in the Santa Croce District and in a few minutes walk you can reach The Railway Station Santa Lucia.
Just two minutes walk to Campo San Giacomo dell'Orio, one of the most beautiful places in the area, with a strong residential feeling.
There you can find many shops, restaurants, a Coop supermarket and everything you need.
In the surroundings you can find the Ca' Pesaro Art Museum and the Natural History Museum.
The apartment is also close to the city center."

San Giacomo dell'Orio is a famous square so if you ask people they will point you easily.
Once you're in the square (campo) it's really easy,

You may want to get familiar with the way before, maybe using Google Street View but the best is always to ask for San Giacomo dell'Orio.
